We bought our home in late 2002. We fell in love with this home due to the fact it offered our family everything we needed and gave us the potential to have everything we wanted.
Legal Bachelor Apartment
When we bought the home it had a Bachelors apartment (currently the main floor Family Room) that consisted of a 3 piece Bath, Bedroom, closet, gas wall furnace, and open living/dining/kitchen area. The tenant had been in the apartment for approximately 4 years.
The tenant used the rear deck as his access into the apartment and the side laneway provided for entrance into his parking area. Since the city zoning for the property is R4 and the space itself complied with the city by-laws the apartment was considered a legal apartment.
The tenant stayed with us until the summer of 2003. After he moved out, we decided to completely gut and renovate this space and open it up to the main home as our Family Room.
Future Renovations
The renovations to the home were done throughout the home from 2003 to the present date. As a REALTOR® and my husband being a professional Contractor, we have an in-depth knowledge of homes. By now, you have learned that the reason for us selling the home is only due to the breakdown of our marriage.
This home is absolutely fabulous. We enjoyed living here and honestly did not have any intention to move any time soon if at all. This home gave us everything and the potential to have more, hence why we wanted to share with you some of the major plans.
The front
Verandah was scheduled for renovations this summer. Our plan was to enclose the structure with brick and create a front Foyer. The front door a solid door with a half-moon window, a south facing large window, a west facing large window and on the north wall a closet equipped with bi-fold doors and built-in shelving. The flooring finished with "our" slate, heating of a electrical nature and a glass front door accessing the main home.
A building permit is necessary for this project and the house does fall within the city setbacks and therefore does not need a variance of any sort.
The
Master Bedroom was planned for construction between 2009 and 2010. The upper level Bedrooms were finished in laminate flooring as a temporary finish until the third Bedroom was constructed and hardwood could be laid from the same stock to all the upper level Bedrooms.
The 2nd Bedroom dresser alcove and the current Master Bedroom walk-in closet were going to be slightly diminished providing room for a hallway with an entrance from the current linen closet. The new Master Bedroom would have the same dimensions as the main floor Family Room and the roof would tie into the existing roof line. South facing large windows, a large west facing window to match the current Master Bedroom window, a rear door leading to a private balcony with access to the deck, large walk-in closet and a 3 piece ensuite.
The main floor Family Room was an addition built approximately in the 1970's and therefore the foundation was that of concrete block and has the structural integrity needed for such construction. Building permit.
The
single detached Garage was going to be the new home of my personal training centre complete with heating and air-conditioning. The north wall was going to be extended out and the height of the structure was going to be lifted to the maximum allowed by city code.
A building permit is necessary for this project as well.
We were allowing nature to run its course on the rear yard wooden walkway and breezeway with the intention of replacing with a limestone walkway and patio area.
